Senior Site Acquisition Specialist

Diamond Communications, a fast-growing tower infrastructure company and leader in the wireless industry, is seeking an experienced Senior Site Acquisition Specialist to join our team. As one of the largest privately-owned tower companies in the United States, Diamond Communications is experienced in all aspects of the tower business, including colocations, build-to-suits, tower and site management, and land and tower acquisitions. As a Senior Site Acquisition Specialist, you will play a critical role in supporting our continued growth, by leading site development initiatives from conception to completion.

Responsibilities

• Prepare candidate information reports related to leasing, permitting and land use viability.
• Negotiates leases and easements with potential property owners.
• Drafts and proofs recordable transaction documents, leases, easements, etc. for legal department review.
• Review title reports for ownership, encumbrances, easements, etc. and provide recommendation for leasing viability.
• Interview zoning/permitting personnel to obtain jurisdictional approval requirements for installation of wireless communication facilities and/or related wireless equipment as project scope defines.
• Direct or supervise outside vendor partners, environmental engineers, architectural & engineering firms, engineers and drafting technicians, title search firms and others to ensure transactions close within defined timeframes.
• Prepare zoning and permitting applications. Monitor progress of the application and facilitate jurisdictional requests for additional information as a result of the application review process. Prepare collocation applications and manage the process through Notice to Proceed (NTP).
• Present at meetings required by the Landlord or Jurisdiction including HOA, design review boards and neighborhood groups.
• Verify and/or obtain Enhanced 911 addressing.
• Other duties or special projects, as assigned.

Requirements

• Minimum 4-year degree, or equivalent work experience.
• 5 years telecommunications industry experience.
• Ability to communicate and negotiate effectively.
• Ability to read and comprehend legal documents such as legal descriptions, surveys, ground leases, easements, deeds, land purchase contracts, mortgages, title policies, subordination, and technical drawings.
• Proficiency in Microsoft Excel, Word, and Outlook.
• Knowledge of Florida Real Estate
