Senior Vice President, Financial Consulting Group
This team-based opportunity requires a proven history of experience in analyzing all public information, a thorough understanding of a company balance sheet, and the impact of real estate decisions (leasing, owning, and building) on the balance sheet. The position requires the ability to articulate real estate decision impacts and handle complex conversations with owners, C-Suite, and high-level decision makers. Clients and prospects include local companies with single locations as well as global corporations with many diverse locations around the world. Familiarity with any major vertical industry will be beneficial. Familiarity with pain-points experienced by a company's CEO, CFO, RE Director, or owner will also be beneficial.
This individual will report directly to the Houston Market Chief Operations Officer and work closely with our National Brokerage and Capital Markets leadership, and Senior Brokers. This person will be involved in all aspects of the evaluation, negotiation, and successful delivery of real estate solutions to both current clients and prospects. The position entails working with a diverse group of internal and external stakeholders at all levels of the organization. The individual will require the ability to work on a team with common goals but will also need a strong independent ambition to plan, prioritize, and organize a diverse workload. A successful candidate will be detail oriented with strong financial, accounting, and organizational skills, as well as a team-player attitude.
Responsibilities
- Analyze all public information and understand the balance sheet as well as the direct impact of rent vs. own vs. build strategies to a company.
- Determine and articulate the best occupancy strategies for the client.
- Ability to present results of analyses in a formal client setting and to audiences with a wide range of financial acumen.
- Review and analyze client's quantitative portfolio data, balance sheet, legal documents, and other materials as part of the due diligence process.
- Partner with brokerage professionals through the financial analysis of companies and determine ways to use this knowledge as an entree to the C-Suite to gain their real estate business.
- Understand and be able to articulate tax optimization strategies:
- Understand the utilization of IRC Section 1031 (LKE) to facilitate the disposition/acquisition of real estate
- Understand the strategies of capital gains and losses
- Understand the strategy of a business and be able to read 10K's and 10Q's
- Understand Charitable Gifts and how they impact real estate
- Review, analyze, comprehend, abstract, and interpret various types of real estate documents including leases, rent rolls, budgets, operating statements, expense recovery reconciliations, loan agreements and other information used in the underwriting process.
- Gather and track critical financial data points for research and negotiation purposes.
- Create evaluations of properties and sensitivity analyses.
- Strategize with co-workers and clients to generate creative alternatives. Analyze historical property income, operating statements, budgets, leases, loan agreements and expenses as well as current market conditions to determine financial underwriting assumptions.
- Work with research and other team members to compile market information and statistics on the local commercial real estate market. Conduct research and collect information on market fundamentals, ownership, tenants, and economic analysis and real estate impacts.
- Bachelor's Degree in Business, Finance or Real Estate, and excellent academic credentials preferred
- CPA and MBA preferred
- Strong understanding of GAAP
- 10+ years of work experience in Management Consulting, Real Estate or Finance required
- Audit, underwriting and credit analysis experience
- Ability to work independently and within a team to build relationships and interact effectively with business partners
- Ability to multi-task, work successfully under pressure and effectively manage time and workload
- Understanding of real estate fundamentals
- Must be detail oriented with strong analytical skills
- Must demonstrate professionalism at all times
