The Transaction Management professional is responsible for ensuring a high level of client satisfaction, establishing and managing the service delivery team, ensuring consistency in processes, systems and reporting. The role also ensures efficient and consistent operation of all transaction activities to meet contractual obligations with respect to the client's property portfolio, achieving the client's regional outsourcing objectives of cost savings, consistency and risk management.

Job Description:
  • Coordinate, execute and monitor all steps surrounding a transaction (completion of project initiation forms, delivery of market surveys, site tours, RFI/RFPs, LOI, building evaluation matrixes, lease execution and transaction closeout).
  • Conduct negotiations (either as primary negotiator or, in support of local brokers) as per clearly defined negotiation strategy.
  • Proactive management of lease events (breaks and expiries).
  • Prepare, review, analyze, and interpret financial analysis templates including cash flow projections, NPV, P&L to determine the financial impact of transaction scenarios.
  • Hire and manage co-brokers for selected lease transactions as required
  • Gather and evaluate real estate market and property data
  • Gather and evaluate economic, demographic, and real estate market data for input into client deliverables and valuation models.
  • Conduct market calls, preview space opportunities, develop fact sheets and tour books, and gather photos and floor plans
  • Participate in tours and review tour results
  • Review and recommend building longlist and shortlist
  • Manage RFP process, including tailoring RFP template to specific transactions, Reviewing RFP results and developing final recommendation
  • Manage and lead project decision calls
  • Review lease documents and write lease summaries and abstracts, and review other materials as part of the due diligence process
  • Prepare and review detailed financial analysis, including NPV cash flows
  • Present business cases including scenario planning and recommendations related to utilization, location, quality, investments and cost of the clients' real estate portfolio of leased and owned properties;
  • Drive innovation and continuous improvement by bringing ideas for improvement or change to help differentiate JLL;
  • Develop strong understanding of the wider market place in order to advise on trends and transactions;

Reporting:

  • Track and monitor open transactions and upcoming events via a workflow platform
  • Lead the preparation of annual reports and other presentations
  • Drive adherence to established CRE process and demonstrate agility and creativity to meet dynamic business needs;
  • Escalate risks throughout the organization appropriately
  • Prepare commission invoices and track transactions in proprietary software programs
  • Manages relationships with key stakeholders in the Client's organization
  • Develops and maintains a detailed understanding of the Client's business and key factors influencing their requirement for our services
  • Delivers on the client's goals and expectations of the regional transaction requirements and ensures exceptional client satisfaction.

Knowledge, Skills & Abilities
  • A Bachelor's Degree preferably in Business, Finance, or Real Estate
  • 5 years' experience managing transactions for corporate clients across the US. Need to have experience managing local brokers, running deals in tertiary markets, and maintaining close working relationship with client.
  • Experience in Software Tools: MS Office Products, very strong Excel and PowerPoint skills
  • Real estate brokerage or salespersons license
  • Knowledge of real estate leases is imperative
  • Superior negotiation, leasing and interpersonal skills
  • Strong analytical ability, both financial and qualitative
  • Excellent verbal and written communication and presentation skills
  • Ability to work independently and within a team to build relationships and interact effectively with business partners and clients
  • Ability to multi-task, work successfully under pressure, and effectively prioritize and manage time and workload
  • Understanding of and commitment to client services
  • Willingness to take on new challenges, responsibilities, and assignments
  • A desire to work within a diverse, collaborative, and driven professional environment
  • Demonstrated superior client relationship skills - able to interact and interact face to face with external clients

Work Schedule:
  • Position requires a flexible work schedule. Extended hours may be required, with minimal advanced notice.
