The Role

The VP, Store Development & Real Estate is a high-impact leader responsible for the strategy of Green Thumb’s real estate assets and store development processes for our retail locations throughout the US. This role contributes to Green Thumb’s success by collaborating with our retail operations team, compliance, legal, IT and external vendors, ensuring store development upholds our retail patient and customer experience standards, meeting cost, schedule, and operational requirements for all our retail brands. This role will be responsible for managing team and process for multiple projects at any given time and requires excellent project management, time management, ability to execute, and entrepreneurial grit to be successful within our growing and scaling business.

This is a remote role and can be based out of any Green Thumb operating markets. 

Responsibilities
  • Oversee and direct the process and progress for all new store and store remodel projects from pre-construction (real estate site selection support, design, branding, architectural drawings, permitting, etc.) through construction and opening of new retail dispensaries.
  • Lead real estate teams to carry out lease transaction projects including defining requirements, comprehensive market analyses, lease proposals, financial and qualitative analyses, negotiating deal terms with all parties, securing approvals from management, and executing leases
  • Manage and build the real estate, store design, pre-construction, construction, and facilities teams.
  • Build, manage, and maintain relationships with internal Green Thumb partners and vendors.
  • Actively engage in the design, permitting, and construction processes of all retail locations while collaborating with cross-functional teams (i.e., operations, technology, legal, etc. as necessary).
  • Balance design with operational needs, budget, and schedule goals to create exceptional store environments.
  • Ensure design accuracy during bidding and construction phases through review of submittals (signage, fixtures, equipment) and response to RFIs.
  • Collaborate actively with entire Green Thumb team to ensure projects are completed on time, on budget, and within appropriate scope to achieve company goals.
  • Support the ongoing development of design and construction standards, tools, and processes.
  • Deliver new retail stores to the Operations and Facilities Teams with integrity, quality and ideal functionality.
  • Maintain focus and project momentum, sometimes with limited oversight, in a fast-paced work environment.
  • Accurately report on Store Development & Real Estate timelines to ensure retail business unit is hitting designated goals.
  • Maintain the team’s strict adherence to all work quality and safety standards and applicable regulations while also ensuring adherence to Green Thumb’s corporate quality and community standards.

Qualifications

  • Bachelor’s degree in Architecture, Construction Management, or Engineering preferred
  • 10 years of experience, with a minimum of 5 years of experience in retail, hospitality, mixed-use development. 5+ years in a leadership capacity managing cross-functional teams
  • Thorough understanding and knowledge of building codes, zoning regulations and approval process
  • Strong project management skills required, PMP preferred
  • Demonstrated strong leadership, mentoring, and relationship building skills with the ability to effectively inspire and manage highly engaged teams
  • Leads by example on accountability, influencing, and effectively managing change in complex organizations
  • Superior communication and interpersonal skills (verbal, non-verbal, written), with the ability to build relationships at all levels, both internally and externally
  • Must have maintained P&L responsibility for significant retail development operations
  • Adapts and thrives in a demanding, fast-paced environment exhibiting a high level of critical thinking
  • Operates with a high level of professionalism and integrity, including dealing with confidential information
  • Must understand and comply with the rules, regulations, policies, and procedures of Green Thumb and the cannabis industry
Working Conditions
  • Comfortable traveling up to 50% to site locations and being on site at construction projects
