Job Summary
The VP of Corporate Administration will be directly responsible for the development and implementation of the company's strategy around overall Real Estate, Facilities, Security, as well as Corporate Administration. The leader will align with the business objectives as well as own the entire portfolio. The role is to provide a clear focus on location strategy as well as define opportunities for consolidation. The VP will provide guidance and consult directly with business unit leadership to ensure that their needs and vision are captured, as it relates to Altice USA locations and the company's real estate strategy. This role is also responsible for managing all M&A projects for the company from a real estate perspective. As VP, Corporate Administration the role will also be responsible for implementation of the company's strategic real estate policies and procedures. These include policies and site selection, acquisition, negotiation and renewals or expansion of property. The VP will oversee due diligence activity relating to transactions including, but not limited to: (1) Legal Review; (2) Phase I and II Environmental Liability Assessment; Appraisals; (3) Title Review; (4) Title Insurance; (5) Commercial Liability Insurance; and (6) Engineering and Mechanical, Structural and Architectural Assessments. The VP will also establish relationships with regional real estate brokerage firms to facilitate the handling of acquisitions and commission splits on behalf of the transacting entity whenever possible. In addition, the VP directs all outside third party vendor relationships.
Responsibilities
  • Oversee Corporate Administration Function: which includes Real Estate, Facilities, Security, Reception Services, Food Services Charter Helicopter, Mail Services, and Condeco workplace reservation systems
  • Portfolio Strategic Planning
    • Develop 1, 2, 3, 4, 5-year portfolio plan that is focused on aligning with the location strategy, lease reduction, square footage optimization and reduced operating expenses
    • Work closely with regional teams to provide data/context to evaluate transaction opportunities
    • Leverage market alternatives to optimize space utilization with operating and capital expenditures
  • Transaction Management
    • Maintain 24-36 month look on lease expirations (CLD report) and develop action planning to meet the defined location strategy requirements
    • Identify fair market values of properties through comps and other sources
    • Ensure adherence with company guidelines and implementation of Corporate Administration alternative that best matches operational needs
    • Direct all Corporate Administration negotiations for new properties, as well as renewals
  • Corporate Administration Business Partner - Client Relationship Manager (CRM)
    • Translate Business Drivers / Challenges into an actionable Corporate Administration strategy
    • Meet on a regular basis to review portfolio and performance and socialize strategies/opportunities to continue to drive enterprise value
    • Monitor and report on progress (SF Reduction/Portfolio savings) derived from key initiatives
  • Work with key business leads to understand key business integration strategies/goals
  • Leverage portfolio data to assist with broader business strategy/decisions and liaise with regional teams to execute
  • Develop reporting and KPI's on the Corporate Administration portfolio and strategies: Total Cost of Ownership reporting, YOY trends

Qualifications
  • 15+ years of relevant experience, telecommunications industry preferred, deal experience a plus.
  • Strong verbal and written communications skills
  • Understanding of network, headend infrastructure.
  • Highly organized and effective both at the strategic and operational levels
  • Strong organizational and time-management skills, attention to detail and the ability to efficiently work within competing deadlines.
  • Proactive and hands-on; thrives in a dynamic environment.
  • Must possess strong interpersonal skills and have the ability to collaborate effectively with senior level employees and outside contacts.
  • Strong executive presence
  • Able to set and execute on long term strategy

Pay is competitive and based on a number of job-related factors, including skills and experience. The starting pay rate/range at time of hire for this position in the posted location is $200,000.00 - $237,500.00 / year. The rate/range provided herein is the anticipated pay at the time of hire, and does not reflect future job opportunity.
