Workplace Operations Manager

Onsite position in Salt Lake City

Primary Job Purpose

Responsible for managing a single or a group of the organization's real estate assets to enable the long-term objectives and growth of the company. Establish and foster relationships with key partners to deliver on Cambia's workplace experience. Develop solutions and options related to organizational goals. Develop alternative space options and enhancements to improve the employee experience. Develop operating and capital expense budgets in accordance with Cambia policies. Oversee vendor operations to create more efficient, data driven business decisions.

General Functions and Outcomes

Act as the primary point of contact for REAF (Real Estate & Facilities) at the assigned location(s), functioning as our "eyes and ears" of the workplace, responding to colleague questions, concerns and suggestions and proactively submitting work orders for repairs and maintenance issues.

Develop deep business relationships to be able to proactively address space and services issues increasing customer satisfaction and colleague engagement.

Lead the site experience; balance customer centric mentality with operational excellence in the delivery of all site services.

Manage the operation, staffing, performance, and development of the facilities management service delivery team which includes collaboration with employees and our outsourced FM partner.

Partner with Employee Experience (HR) and DTS (IT) to address any opportunities or

issues regarding the employee experience.

Maintain a working knowledge of leases as the landlord, acting as tenant liaison and ensuring that tenants are meeting the requirements of the lease and that Cambia is meeting our landlord obligations per the terms of the lease.

Collaborate with Corporate Physical Security to align security protocols for employees and visitors in the workspace with building security policies.

Collaborate with Real Estate leadership and Workplace Strategy team for the successful implementation and execution of all building projects.

Manage property insurance issues with input from risk management staff & ensure compliance with building codes, state, city and federal building regulations.

Minimum Qualification Requirements

Competencies and Knowledge:

This position requires strong presentation and analytical skills with facilitating and leading cross-functional meetings to interface regularly with business representatives, partners, and vendors articulating strategies and solutions.

Excellent customer service, communication, influence and negotiation skills.

Knowledge of building operations and systems, accounting, project management, vendor management and commercial real estate.

Ability to develop and manage long-term and annual facilities operating and capital expense budgets.

Independent problem solving and analytical skills

Available for 24-hour emergency call.

Proficient in MS Office 365 Tools (MS Teams, SharePoint Online, and Skype / Enterprise Voice)

Normally to be proficient in the competencies listed above:

The Workplace Operations Manager would have a bachelor's degree, at least 5 years of related experience in Facility Management or property management within a corporate environment or an equivalent combination of experience and education.

Required Licenses, Certifications, Registration, Etc.

IFMA Facilities Management Professional Certification & Certified Facility Management Certification desired.

Valid driver's license

Maintain a current First Aid/CPR card

FTEs Supervised

Collaborating with our preferred FM partner or other vendor engagements

Work Environment

No unusual working conditions.

Work primarily performed in office environment.

Travel required, locally or out of state.

May be required to work outside normal hours
