Summary
West Hollywood Community Housing Corporation (WHCHC) is a non-profit real estate developer that has been creating affordable housing for low-income seniors, working families, homeless households and people with special needs for over 30 years. WHCHC’s projects include both new construction and major rehabilitation located throughout Los Angeles County. WHCHC focuses on multifamily infill development projects that enhance the community and support economic diversity.
WHCHC is looking for an Associate Project Manager. The Associate Project Manager will assist the Director of
Real Estate Development with the full range of development activities for affordable housing projects, including, but not limited to, the acquisition, entitlement, financing, design, and construction administration of property on behalf of WHCHC.
Role and Responsibilities
• Assist with the acquisition and due diligence process: develop preliminary feasibility analyses; negotiate purchase and sale agreements; evaluate site due diligence; oversee development concept; and manage escrow closing and loan disbursement process.
• Assist the entitlement and land use approval process: supervise third party consultants, including architects and land use consultants; prepare and submit entitlement applications, and work with city officials to secure approval; and manage community outreach and public hearings.
• Assist in the creation of competitive and winning proposals for RFP/RFQ land dispositions: develop feasibility analyses; work with public agencies to determine key requirements; and prepare customized development responses
• Secure financing: Assist in the loan and grant applications; work with public agencies and lenders and investors to secure predevelopment, construction and permanent financing; and assist with compliance requirements.
• Enrich project design: work with architect to define development program and site plan; incorporate
WHCHC design standards and program requirements; and work with general contractor to evaluate project costs.
• Assist construction administration: actively participated in construction job site meetings
• Facilitate smooth project transition to operations: work with the Director of Asset Management to coordinate lease-up, construction close-out, and punch-list and warranty items.
Experience & Qualifications
• Strong analytical solving skills; ability to interpret and synthesize large set of data
• Excellent written and oral communication skills; ability to communicate concisely and directly to a variety of stakeholders
• An entrepreneurial and creative approach to problem solving in the field of real estate development; enthusiasm and team building spirit.
• Ability to initiate and maintain effective and cooperative working relationships with colleagues, project team members, consultants, local government agencies, lenders/investors, and community stakeholders.
• Highly organized and detail-oriented; ability to work well under pressure; and ability to successfully meet project deadlines.
• Proficiency with the MS Office suite including sophisticated real estate financial analysis using MS Excel.
Compensation
This is an entry level development position with greater project responsibility over time and based on demonstrated ability. The salary is commensurate with experience. Current benefits include health, dental and vision insurance, (403)(b) retirement plan, free parking, vacation and sick leave. This is a full time position onsite.
Remote work is not an option. Some evening and weekend meetings will be required. This position requires local travel in the normal course of performing job duties with mileage reimbursement. Must have access to reliable transportation to perform job duties, valid driver’s license and meet the state required amount of personal automobile liability insurance. A criminal background check and review of current driving record will be required.
