Commercial Real Estate Controller Job Description/Requirements:
We are seeking an experienced Commercial Real Estate Controller to lead the accounting and financial operations of a diverse real estate portfolio. The ideal candidate will have a strong background in real estate accounting and financial reporting, possess leadership capabilities, and demonstrate mastery of Yardi Voyager. This role is responsible for overseeing the general ledger, property-level reporting, budgeting, CAM reconciliations, and cash flow management for a portfolio of commercial properties. Office is located in the village of La Jolla, CA. Pay based on experience.
QUALIFICATIONS and EXPERIENCE:
Qualifications:
• Bachelor’s Degree in Accounting, Finance, or related field (CPA strongly preferred).
• Minimum 7+ years of progressive accounting experience, including 3+ years in a controller or similar leadership role within commercial real estate.
• Expert-level proficiency in Yardi Voyager is required.
• In-depth knowledge of real estate lease structures (NNN, modified gross, full-service), CAM reconciliation processes, and real estate tax treatments.
• Experience working with real estate investors, lenders, and joint venture partners.
• Strong analytical, organizational, and communication skills.
• Proficient in Microsoft Excel and financial modeling.
Preferred Experience:
• Experience managing a portfolio of office, retail, or industrial assets.
• Exposure to property acquisitions, dispositions, and financing.
• Familiarity with GAAP, 1031 exchanges, and group-level reporting
ESSENTIAL DUTIES and RESPONSIBILITIES:
Accounting & Financial Reporting
• Oversee the preparation of monthly, quarterly, and annual financial statements in accordance with GAAP.
• Ensure accurate and timely property & group level financials including rent rolls, income statements, and balance sheets.
• Manage month-end and year-end closing processes.
• Perform and review monthly bank, credit card, and balance sheet reconciliations.
Budgeting & Forecasting
• Lead the annual budgeting process for each asset, working in coordination with asset management and property management teams.
• Track and report on actual performance vs. budget; provide variance analysis.
• Prepare property-level and portfolio-wide forecasts and cash flow models.
Tenant Billing & Reconciliations
• Oversee CAM, insurance, and real estate tax reconciliations.
• Manage rent escalations, percentage rent, lease abstracting, and tenant recovery calculations.
• Coordinate closely with property management to ensure accurate tenant billing.
Compliance & Controls
• Maintain strong internal controls and accounting policies and procedures.
• Coordinate with external auditors and tax advisors to support audits, tax returns, and compliance filings.
• Ensure compliance with lender, investor, and regulatory reporting requirements.
Team Leadership
• Manage, train, and develop accounting staff.
• Assign duties, oversee performance, and ensure alignment with company standards and deadlines.
