Job Summary
The Construction Project Manager will support the School District of Philadelphia by assisting the Contracts team in coordinating the closeout of completed projects. This will involve meeting with stakeholders, following up with contractors, and resolving open project and contract issues. The candidate should have experience in contracting and knowledge of closing out design and construction contracts.
Primary Duties and Responsibilities:
• Support the Contracts team in reviewing and finalizing project closeout documentation.
• Follow up with contractors, vendors, and internal departments to resolve open contract and project issues.
• Track outstanding submittals, warranties, as-builts, lien releases, and other closeout deliverables.
• Coordinate meetings with project managers, contractors, and district personnel to review and resolve closeout requirements.
• Ensure timely submission and completion of all required documentation to close projects in accordance with district and contractual standards.
• Review plans and specs during the schematic design of pre-construction.
• Coordinate utility service providers according to project schedules.
• Obtain building and specialty permits from local jurisdictional agencies.
• Digitally archive weekly progress and technical “Knowledge Base” photographs of all assigned projects.
• Prepare and followed through on all required punch lists.
• Oversee the entire building turnover process, while enhancing communication between all construction management.
• Determine the project schedule, which included the sequence of all construction activities.
• Prepare regular interval progress reports.
• Conduct routine quality audits to ensure that work was progressing per the specifications and initiated corrective actions.
• Guide and directed third-party inspectors through project construction, commissioning and closeout.
• Avoid construction delays by efficiently following through with all site inspections in a timely manner. Provide ongoing interface with contractors, construction managers, local school personnel on project issues.
• Resolve issues and problems raised in field reports made by architects and construction management staff.
• Review contractors claims or disputed work and advise senior management as to appropriate action. Compile contract and project documentation necessary for adjudicating or denying such claims.
• Visit various job sites as required in the performance of the above duties.
Qualifications
• Bachelor’s degree in engineering/architecture, and/or construction related field from an accredited college or university.
• 8 years of experience as a technical specialist in construction and design related field.
• 4 years must have been involved in managing all phased of construction work or a comparable combination of education and experience.
• Shall have the ability to understand and interpret contract documents such as specifications, drawings, and shop drawings.
• Shall have experience in new and renovation type construction.
