TheLeasing Managerplays a critical role in driving leasing success across the portfolio. This role combines strategic oversight with hands-on leadership, focusing on three core priorities: on-site office management to ensure seamless daily operations, speedy and accurate lease file administration, and agent performance development.
1. Leasing Systems, Policies, and Resources Management
• Take ownership of refining all leasing systems and policies, for example:
• Improve time from application to lease closing to maximizing deal closing
• Seek out recommendations/metabolize feedback from agents and prospects for process improvement, i.e. combining guest cards, switching CRM, etc.
• Oversee lease document administration including fraud detection
• Oversee overall leasing workflow to ensure optimal efficiency and closing timeframe
• Review property showability regularly and be the point of contact with property management and senior management to ensure prompt action regarding showability concerns
• Maintain property leasing agent schedules with agent assignment
• Leasing Resource Management: making sure agents have the tools they need to excel
• Making sure leads, phones, etc., are working
• Making sure lead tracking is working
• Making sure brochures, Unit Availability Details, floor plans, pictures, new software, and office supplies, etc., are distributed to agents as needed
2. Lease File Administration
• Process and charge deposits; weekend availability required
• Ensure completion and accuracy of all lease files
• Troubleshoot and resolve applicant-related discrepancies
• Reset applicant screening passwords as needed
• Unlock ID verifications to facilitate application processing
3. Agent Performance
• Performance reports (daily and weekly) – ensure all agents submit weekly reporting by deadline
• Listen to calls: 5 per day every day.
• Provide critical feedback - reporting on effort, technique, unprofessional language, incorrect statements, missed closing opportunities, etc, through weekly written summaries.
4. New Agent Training
• Train new agents on leasing systems, policies and procedure, and operations.
• Responsible for timely first draft of 30, 45, and 60 Day new employee reviews.
5. Competitive Market Knowledge
• Establish and maintain competitive dossier on each major competitive property for the beneficial knowledge of both leasing agents and management
• Shop at least 2 properties per month
Requirements:
• 4 years sales experience in a retail, hospitality or multi-family housing environment.
• Undergraduate degree preferred.
• Proficiency in Microsoft Office and Excel.
• Prior training in Fair Housing regulations preferred.
• Weekend work is required.
• Ability to successfully pass background and drug test.
• Prior Marketing experience is preferred.
• Must be enthusiastic with strong sales and customer service abilities.
• Must possess strong closing techniques.
• Excellent customer service and follow-up; Strong attention to follow up techniques is required.
• Demonstrated phone sales and leasing skills required.
• Must possess strong listening and probing skills.
• Must exhibit excellent verbal and written communication skills.
• Must be extremely responsive, courteous, reliable, energetic, and upbeat.
• Must be capable of embracing growth and change.
