Position Summary

The BAS Designer supports the delivery of Building Automation System (BAS) projects within an integrated contracting environment. Working under the supervision of the BAS Engineering Manager, this role is responsible for producing accurate, coordinated BAS drawings and documentation based on provided engineering direction, sequences of operation, and project requirements.

This role requires a high level of independence and judgment. A minimum of 5 years of direct BAS or controls-related experience is strongly preferred. Candidates with 3+ years of experience may be considered only if they demonstrate strong system-level understanding and the ability to execute delegated work independently with minimal oversight. Junior or entry-level candidates are not a fit for this position.

The role is primarily CAD drafting–focused in the near term, with a strong emphasis on documentation quality, consistency, and constructability. The position also participates in the development and refinement of BAS standards, sequences, and documentation templates by providing practical input, feedback, and improvement ideas. This is a senior individual contributor role in function, intended to reduce day-to-day design and drafting load and enable effective task delegation.

Key Responsibilities

  • Produce BAS drawings and documentation under the direction of the BAS Engineering Manager
  • Perform detailed CAD drafting, including:
  • Control schematics and wiring diagrams
  • Controller and panel layouts
  • BAS network and riser diagrams
  • Point lists, I/O schedules, and device layouts
  • Apply established BAS standards, templates, and sequences consistently across projects
  • Participate in improving documentation standards, templates, and workflows to improve accuracy and efficiency
  • Review sequences of operation and identify gaps, inconsistencies, or constructability concerns
  • Apply solid HVAC system and control sequence knowledge, including support for design-build or low-direction projects
  • Coordinate with BAS engineering, electrical, and field teams to resolve documentation-related issues
  • Support project execution through submittals, construction clarifications, and as-built documentation
  • Support electrical drafting and coordination related to BAS and mechanical projects, including service upgrades, equipment feeds, and electrification work
  • Execute delegated tasks independently and to a high standard with minimal rework

Qualifications

  • 5+ years of experience strongly preferred in BAS design, controls engineering, or a related technical role
  • (Exceptional candidates with 3+ years may be considered; candidates below this level will not be considered)
  • Mechanical or Electrical CET, or equivalent combination of education and experience
  • Strong working knowledge of:
  • BAS architectures, controllers, and field devices
  • HVAC systems and common control sequences
  • Proficiency in AutoCAD; Revit experience is an asset
  • Demonstrated experience producing coordinated BAS drawings and documentation

Preferred / Asset Experience

  • Experience in a controls or integrated contracting environment
  • Electrical drafting or design experience related to building services and equipment
  • Working knowledge of electrical fundamentals, including power distribution and control systems
  • Field exposure to BAS installation, commissioning, or troubleshooting
  • Experience supporting energy optimization or efficiency-focused system upgrades

Core Competencies

  • Strong attention to detail and documentation quality
  • Practical, systems-oriented technical thinking
  • Comfortable working with partial information and design-build conditions
  • Reliable, organized, and consistent in output
  • Able to take delegated work and deliver it independently
  • Collaborative mindset with a focus on continuous improvement
