Commercial real estate (CRE) has become highly competitive and the landscape for market participants has become all-the-more competitive as younger professionals compete with data and technology and as new entrants shape and evolve the market context and basis of competition. Sophisticated investors and operators are adopting and developing new proprietary data and technology solutions putting pressure on middle market players as they work to maintain a competitive edge. New entrants in the CRE markets are providing solutions that allow participation by consumers who historically lacked the money and the skills to participate in the business of buying, selling, and operating real estate assets. In short, commercial real estate is ripe for innovation and knowing how best to exploit the opportunities ahead of Berkadia is paramount. A successful candidate as Business Development Associate will have a passion for innovation and a strong drive to create new growth and value for Berkadia and its customers.
A successful candidate in this position will quickly work to understand customer needs, the value various partners can bring to the organization and the business models and partnership structures needed to exploit that value. Successful candidates will be highly organized, have excellent written and verbal communication skills and be willing to roll up their sleeves and get the work done that is necessary to create customer and business value through new strategic partnership and joint venture relationships.
This role will report to the VP, Market Innovations and Business Development.
- Engage in various market research activities (primary and secondary research) that leads to the creation of a market map that segments multifamily buyers and capital providers along with their needs and the market participants that support those needs. Maintain a consumable “market map” with this market information and that can be used to guide various Innovation department and business development activities.
- Work with VP, Market Innovations and Business Development and targeted partners, work to “shape” and “form” new opportunities that can be executed on in partnership with various companies that will further Berkadia’s innovation goals and contribute to quarterly earnings.
- Prepare business plans and presentations that articulate the necessary elements of a successful partnership, including, key aspects of a customer value proposition and the business models needed to create, deliver, and capture value.
- Prepare forward looking financial models (income statement, balance sheet and cashflow statements) that are grounded in an understanding of the market, customer value proposition and business model and that capture assumptions and risks that need to be understood and managed.
- Build project plans and manage those plans and the people involved through completion.
- Build and strengthen trusted relationships with various joint venture partners.
- Work as directed and needed by the VP, Market Innovations and Business Development on other related activates needed to move forward key partnership or joint venture opportunities.
What you will need to be successfulÂ
- Bachelor’s degree in business related field and desire to build career as a business development professional
- Demonstrated ability to think through think through and articulate various aspects of a customer value proposition and business model
- Ability to think through and create financial models, including a forward-looking income statement, balance sheet and cashflow statement
- Demonstrated ability to create and present business opportunities and plans to other stakeholders
- Demonstrated ability to gather market insights and information and synthesize that information for consumption by others
- Demonstrated ability develop a project plan and manage that plan and the people involved in that plan to completion
- Strong communication and organizational skills are a must
- Proficiency in Excel, Word, PowerPoint and other business applications
- One to three years prior experience  in a similar position.
