The McCloud Group (TMG) is a Construction Management (CM) firm founded in 2002, specializing in the construction and renovation of K-12 educational, college university, municipal, cultural, residential, and healthcare construction projects for public sector governmental agencies. TMG serves as the owner’s representative and advocate through all phases of a project and under a variety of delivery methods. Active primarily in the Northeast Region, where the company was formed, TMG spent the last 23years building a diverse project portfolio that includes work in New York, New Jersey, Connecticut and Pennsylvania. Job Summary: TheProject Manager/Superintendentwill provide on-site leadership, accountability, and continuity for the designated project team. They will be responsible for scheduling the work, overseeing construction, maintaining the schedule, site safety, project tracking and reporting, communication between all stakeholders, project closeout, and managing contractor payments. The Emergency Response Program is designed to respond to emergencies assigned throughout the NYCSCA from an authorized client representative. This involves immediate mobilization of personnel and the required trades and labor, hiring contractors/sub-contractor(s) and procuring required materials and equipment for the purpose of correcting stabilizing and/or eliminating hazardous materials or dangerous conditions at public schools in the five boroughs of the City of New York. Primary Duties and Responsibilities: • Review plans and specs during the schematic design of pre-construction. • Coordinate utility service providers according to project schedules. • Obtain building and specialty permits from local jurisdictional agencies. • Digitally archive weekly progress and technical “Knowledge Base” photographs of all assigned projects. • Prepare and follow through on all required punch lists. • Oversee the entire building turnover process, while enhancing communication between all construction management. • Assist the Program Manager in the review, approval and archiving of all closeout documents. • Determine the project schedule, which included the sequence of all construction activities. • Prepare regular interval progress reports. • Conduct routine quality audits to ensure that work is progressing per the specifications and initiated corrective actions. • Guide and direct third-party inspectors through project construction, commissioning and closeout. • Avoid construction delays by efficiently following through with all site inspections in a timely manner.Provide ongoing interface with contractors and local school personnel on project issues. • Resolve issues and problems raised in field reports made by architects and construction management staff. • Review contractors claims or disputed work and advise senior management as to appropriate action. Compile contract and project documentation necessary for adjudicating or denying such claims. • Visit various job sites as required in the performance of the above duties. Qualifications • Bachelor’s degree in engineering/architecture, and/or construction related field from an accredited college or university. • 8 years of experience as a technical specialist in construction and design related field. • 4 years must have been involved in managing all phases of construction work or a comparable combination of education and experience. • Shall have the ability to understand and interpret contract documents such as specifications, drawings, and shop drawings. • Shall have experience in new and renovation type construction. • Ability to understand and interpret contract documents such as specifications, drawings, and shop drawings. • Must have a valid driver's license.
